Former Toll Bar House on old Great North Road



The Roost Retreat was originally an Orangery, built in the 1930’s, to serve the main house when it was a working farm. It was restored in 2018 using eco materials and retains the original beams. Our home (Elm Tree Farm) and adjoining house (The Poplars) belonged to the Mattison family from 1830 until early 20th Century and were originally named Poplar Villas.  The family owned both houses in Leeming Bar, the iron foundry and surrounding 45 acres of farmland until the early 20th Century. The farm buildings and barns were demolished in early 2010’s with the surrounding farmland sold off for housing in 2012 . These large elegant Georgian/Victorian villas were built in 1830, along the old Coach House which was part of the villas (now called Round Corner) happily remain with hopefully many years left ahead!

An interesting fact about Leeming Bar; The `Bar’ in the village’s name refers back to the days when the Great North Road was a toll road and travellers using it were required to pay at the `bar’ or gate in order to continue their journey.  The original toll house from the days of the Great North Road remains in situ, opposite Leeming Bar station and is now a private house. An old cast iron milepost can been seen opposite The Roost on the old Great North Road, this milepost was one of many made at the Mattison iron foundry.


The Roost Retreat

Our cosy, quiet and well-equipped tiny holiday home is set back off the main road and made up of two separate and comfortable areas. The primary room at The Roost Retreat, being the former Orangery, retains the original characteristic wooden beams and is dotted with a Poultry theme throughout as a nod towards the buildings’ previous role as a working farm.

Going through the French style doors, into the living/bedroom you are met with a luxurious king-size four poster bed with a seating area and two comfy tub armchairs. There is a full hospitality tray with a range of Ringtons teas, coffee, hot chocolate, marshmallows and our own homemade cake waiting for you on arrival. A fridge houses milk, a bottle of tap water and ice cubes to accompany a refreshing cold drink. There is full WiFi coverage in The Roost and has a 32″ Smart TV with Freeview and streaming channels including Netflix and Prime.

The Roost is fully double glazed throughout and has blackout curtains in the living area. It has views across to our well-stocked front garden and lawn. Guests have access to their own exclusive patio area with seating, table, parasol, barbeque and a fire pit for when the sun goes down.

Dining Area

The separate kitchenette is a lovely little outside room, doubling up as a Dining area. It is well-equipped with a table and chairs, electric wall heater, air fryer, portable hot plate, mini-fridge and a range of cooking utensils. It has a curtain so you can draw across and cosy up in the evenings with a meal and glass of wine in a quiet, relaxing and intimate atmosphere.



There is level, secure off-street parking on a tarmac surface with a space for turning. The Roost Retreat is all ground floor level and no stairs anywhere in the property.  Double doors access into The Roost Retreat and is suitable for those with walking difficulties. There is a small step up into the shower in the en-suite. Separate side gate for guest use, located near the patio area. 

Outside, there is a black bin for general refuse and a blue box for bottles, newspapers and tins. For your furry family member(s), dog bags are supplied and a specific doggie bin for their waste. Your dog(s) are welcome to run around our garden to play with a ball, but we ask that they are kept under control and to pick up any deposited `number twos’!

Vintage, Classic and Sports Car Enthusiasts, Motorcyclists, Cyclists and Walkers are very welcome at The Roost Retreat.

We have private and secure off-road parking, secure storage for motorcycles and bicycles together with helmet, pannier storage and washing facilities. For those travelling in their classic, vintage or sports car, our driveway and parking area has had recent tarmac laid, is easily accessible and is level and smooth. It has a turning space for easy reversing and manoeuvring in and out.

John H. Gill & Sons, next door but one to The Roost Retreat and located in the former Iron Foundry, have a wide range of bicycle supplies and parts, they also offer servicing and sales.  They also supply dog feed, gardening equipment and tools.  For motorcyclists; Teasdale in Thirsk sell a fantastic range of biking clothes, panniers, parts, new and used bikes – they also carry out repairs and servicing.
